Jon Matthews Architects were appointed by Ask Real Estate to design and deliver an exemplar commercial building which focused on sustainability, occupier wellbeing and connectivity with the wider masterplan.
The building is located within the First Street masterplan, at a key southern gateway site upon arrival into Manchester. The building is ground plus 9 storeys, with a basement to accommodate back of house spaces. There are 8 typical floors of 16.5k ft² commercial space providing a total of 130k ft² of Grade A net office space.

The intelligent façade contains opening vents to provide natural ventilation and a mixed mode strategy which reduces energy in use and improves occupier wellbeing. The solid areas reduces overheating and thermal losses whilst the glazing is orientated to maximise daylight. The green pre cast concrete façade reduces the embodied energy in construction. An ordered composition of polished vertical piers and textured horizontal panels provide a rich and crafted appearance.
The ground floor is given over to a double height shared workspace and impressive cycle facilities. Every floor contains a winter garden which promotes health and provides a different workplace setting. A terrace at the roof is paired with a pavilion for relaxation, activities and events.
A basement is part occupied by all accessible car parking spaces with electric charging points. The rest is plant space which enables the ground floor to maximise its active street frontage.
